A proposed change to the Secret Woods Covenants & Restrictions was a big topic at the annual homeowners meeting.
If passed, new rules would put some additional limits on what homeowners can do with their properties.
A summary of the proposal is listed under number 9 in this month’s minutes.

- Introduction of Board Members: Sallie
- Recognitions: Mark Lemmenes has done an excellent job in keeping our neighborhood and the surrounding areas free of trash. Well done, Mark!
- Election of Board Member: Thank you to Tracy Winfree, Laurie Flynn, and Linda Montgomery for filling the vacant board positions. Linda will take over as treasurer.
- Past Year’s Accomplishments: Many large projects were completed in Secret Woods this year! The pool has been completely redone inside and out. The lounge chairs have been re-strapped and new umbrellas are on the way. The restrooms at the pool received a makeover and look amazing. Look at That Lawn Care was hired to replace the previous lawn company and has done a great job cleaning up the grounds.
- Financials: Discussion of the monthly budget report that was handed out by Matt. Discussion about possibly increasing the monthly operating budget of the neighborhood as costs continue to rise. There have been 8 initiation fees paid this year. 110 homes have paid their dues and more payments are being received daily. Discussion about adding money to the repairs budget since the fence repair along Tiger Hold Rd. will cost around $9000.
- Review of Covenants and Restrictions: Discussion of preventing some types of rentals in the neighborhood. The aim of the amendment is to prevent homeowners from turning homes into VRBOs and Air BnBs. A copy of the proposed amendment to the Covenants and Restrictions was handed out. Under the proposed amendment, all current homeowners would be able to lease their property for a period of no less than 6 months. The idea is to keep large companies from buying up the homes in the neighborhood and renting them out. A letter will be sent in the mail that contains the proposed amendment, a ballot, and instructions about how to cast your vote. Please note: SIGNATURES MUST BE NOTARIZED. Discussion about having a notary come to the neighborhood for the day or using Docusign. 95 homeowners will need to sign for the amendment to pass. Discussion of potential problems with the amendment.
- Neighbor concerns/inputs: Paint colors: Paint choices need to be kept in line with the rest of the neighborhood. Discussion about the board approving a color palette. ARC: There is no standardized form for the submission of projects. A suggested form was circulated.\
