2024 Annual Homeowners Meeting

Residents and board members gathered on May 13 at Southpoint Baptist Church for a summary of accomplishments in Secret Woods over the past year as well as to elect new board members and look ahead.

1. Greeting: Laurie.
2. Certify Quorum: Rebecca and Laurie. Certified.
3. Call to Order: Laurie. 7:00 p.m.
4. Introduction of Board Members: Laurie. Laurie Flynn, President; Rick Fulton, Vice President; Rebecca Lee,
Secretary; Linda Montgomery, Treasurer; Skip Cooney, Director; Sandy Caroccio, Director; Carty Seay,
Director.
5. Recognitions: Laurie. Thank you to Erin Gordon for serving so faithfully on the ARC Committee and for
starting the Secret Woods Facebook group. Thank you to Byron Delong for hosting the monthly board
meetings via Zoom and for all of his help around the neighborhood. Thank you to the Cooneys for
spearheading the neighborhood’s first amendment to the Covenants and Restrictions. Thank you to Mark
Lemenes for landscaping at the front entrances. Thank you to Dan Flynn for all of his work to keep the
neighborhood up and running.
6. Financials. Linda.
A. Review of income and expenses. A financial report was provided to all homeowners. Monthly
expenses were discussed as was the 24’-25’ budget. The budget is higher than anticipated expenses to
allow for fluctuations in cost. The biggest neighborhood expense is the pool. Most of the dues have
been turned in. The rest are expected to come in soon.
7. Election of New Board Members: Laurie
Two new board positions were filled. Both 3-year terms. Kim Jenkins is voted in as a new board
member. Skip Cooney is going to stay on the board. Voted in new ARC committee members: Christina
Behan, Jeff Stout, David Hargnett, and Adam Nowacki.
8. Past Years Accomplishments: Laurie.

 The amendment to the Covenants and Restrictions was filed with the City of Jacksonville on
June 28.
 The shrubs were replaced along the tennis court.
 The pool backflow preventer was replaced.
 The DE separator at the pool was replaced.
 Kona Ice visited the neighborhood.
 Luminaria night and cookies and cocoa was a success.

 The pool contract was renegotiated to $850/month.
 The lights at the pool house, tennis court, and mailboxes were replaced.
 The pool lock was repaired.
 The pool area was pressure washed and the tables were painted.
A huge thanks to the board and all of the neighbors that helped with these accomplishments!

9. Upcoming projects:

 Lighting at the back entrance will be revisited and discussed.
 The windscreens at the tennis court will be replaced.
 The easement by lot 1 will be cleaned up by the city.
 Susie C. working diligently to get the cell tower repaired.

10. Review selected areas of Covenants and Restrictions: Please review upkeep and maintenance. HB 437 will
be added to the C & Rs.
11. Neighbor comments:

 Discussion of adding cameras to the pool area and both entrances.
 Discussion about having a color palette and what the Covenants and Restrictions allow when it
comes to making changes to the outside of a home.

 Neighborhood Yard Sale

12. Board Meeting that followed annual meeting:

 Election of officers: President, Laurie Flynn; Vice President, Kim Jenkins; Secretary, Rebecca Lee;
Treasurer, Linda Mongomery; Director, Skip Cooney, Director; Sandy Caroccio, Director; Carty
Seay, Director.
 Discussion of hosting more neighborhood events. 4x a year. Set up tents at pool and have a
bounce house?
 Discussion about having in person meetings a few times a year.
 Discussion about ducks swimming in the pool.
 A new form was created for homeowners to use when submitting requests to the ARC. It will be
available on the website and Facebook.
