Secret Woods homeowners face an important decision that has the potential to impact property values and how property’s can be rented or monetized.
The board is urging homeowners that haven’t done so to return their property amendment ballots. If you’re voting “yes,” the vote must be notarized. If you’re voting “no,” return the ballot to a board member or place it in the neighborhood box at the mail center.

- Certify Quorum: Certified: Sallie, Skip, Rick, Rebecca, Laurie, Tracy, and Linda
- Call to Order: 6:33 p.m.
- Approval of Previous Minutes: approved
- Financials
- Report: Linda sent the monthly financial report to the board. The bills are up to date. There is $22, 718 in checking, $31, 390 in savings, and $26, 951.87 in CDs.
- Old Business:
- Amendment: 79 households have voted YES to the amendment, 6 have voted NO, and 41 are outstanding. 16 more YES votes are needed for the amendment to pass. Skip sent reminder letters to people who have not returned their ballots. Laurie is updating the ballot count daily. Discussion about having a notary come to the annual meeting if the additional 16 ballots are not returned before the meeting. Board members to talk to neighbors in their vicinity that have not returned their ballots. Rental owners to be contacted, too. PLEASE RETURN YOUR SIGNED BALLOT, ASAP. Thank you!
- Landscaping: Skip contacted Williams nursery. They will come and make recommendations and dig out the old plants. They will come out in about a week to give an estimate. The area is 41 ft. by 4 ft. Discussion to see how far the irrigation system reaches.
- Pool: Rick, Estimate for painting tables. Mike Smith, who has done work in the neighborhood previously, is retiring. Rick is going to check Angie’s list and find someone that is able to paint the tables at the pool. Rick will choose a dark color.
Laurie. Estimate for new chair cushions. The Club chairs are $129 each x 5 chairs. The total cost for basic materials is $1073.23. One chair will need some repairs. The fabric is waterproof. The sling color of the chairs will be white. The board voted to spend up to $2000 on pattern H to have the chairs reupholstered and repaired. Thank you to the Flynns for handling the repairs!
- Website: Update on neighbor requests. He is managing requests. He sent a request to widen a driveway to the board. There would be three feet extra on each side.
- Annual HOA Meeting: Date: May 8, 2023 Time: 7:00 p.m. Location: Southpoint Baptist Church Dues: $400 Sallie and Tracy are leaving the Board. We need 2 new Board members. Dan and Laurie will prepare the letters and track incoming dues. Motion to keep the annual dues at $400 for the upcoming year, passed.
- Pool Repairs: Dan & Laurie installed new toilet seat. New reflector was installed on the edge of the driveway.
- Pond #2 Repairs: In progress, Dan. $100 approved (also included gate latch tennis court).
- New Business:
- Pressure Washing: Pool Deck, parking lot, brick columns, black fence around the pool, loungers (low psi), pool house (roof and gutters). Laurie and Sallie to get estimates.
- Pool Inspection Report: Laurie. We received updated report showing NO violations.
- Jax FCU Name Change: Laurie. Letter received – name change is imminent. No merger.
- 1099 Int: Mailed to Matt Henson – put in DB. Needs to be changed to HOA address. Linda
- Miscellaneous and Lot Concerns
- Violations. 4 letters went out to homeowners re: property issues. One more needs to go to lot 119 re: fence and shed: Still an open issue. A letter is to go out. Skip has been forwarding neighbor requests to the ARC and the board.
- Architectural Review Committee: Skip sent the request to widen a driveway to the ARC.
- Items from Board Members & Guests: Jamie Montgomery to replace the sensor on the mailbox lights so they will not be on all day. Motion to spend $50 to replace the sensor, approved.
Discussion about painting a yellow strip on the steps at the pool so people can see the step and not trip.
Christmas: Flag and pole decoration needs approval from the city. Will be revisited.
