The lock to the pool and the timer that controls the front fountain at the pool have been repaired.

Monday, October 1, 2018 Board Minutes

  1. Certify Quorum
    1. Board Members: Kathy Williams, Sharon Snow, Beth Reiney, Lisa DeMascio, Velma Milliner
    2. Joe Williams
  2. Meeting called to order: 6:37pm
  3. September minutes were approved as written.
  4. Financials: Sharon Snow provided the financial report with budget year to date numbers and account balances.
    1. Payments were made to Paradise Pools, Debbie’s Accounting, Above and Beyond Tree Service, Native and Uncommon Plants and Hercules Fence Co.
    2. A refund was received for Bug Out overpayment.
    3. Two new homeowner’s checks were received.
  5. Old Business
    1. Pool Gate Lock – Motion, second, approval to pay the Piner’s invoice for $133.75 to repair the lock.
    2. Pool Umbrella – Motion, second, approval to pay the Palm Coast Casual invoice for $84.53 for umbrella repair.
    3. Pond Fountain Timer – Motion, second, approval to pay the Lake Doctor invoice for $111.28 for timer repair.
    4. Entrance landscaping – The initial payment has been made and the plants are scheduled to be installed on October 16th. When the planting has been reviewed and accepted, the balance payment will be made.
    5. Fence/Column repair – The leaning column has been removed as well as the tree. The end of the fence needs an anchor. There is an option to install a 6” wooden post for $295 or a brick column similar to the existing columns for $995. The board will review and vote at the next meeting.
    6. Tennis court windscreens – The estimate provided by Court Surfaces was reviewed. There was a request for the estimate to be broken out (Beth to follow up) and it will be reviewed/voted at the next meeting.
    7. Pool – American Swimming Pool is doing a good job of keeping the chemical levels balanced, however there has been an issue with the water level. Kathy to follow up with them this week.
    8. Pond fountain repair – The breaker continues to pop. The recommendation is to raise the breaker further from the ground. An estimate has been received for $1000 to relocate/replace the breaker and replace the broken light ballast at the mailboxes. There was a motion, second and approval to have this work done.
    9. Covenant CC&R – After repeated attempts to work with the existing lawyer on the CC&R recertification, the board has decided to handle the work. Sharon to follow up on the details of exactly what needs to happen. More details to follow.
    10. Unpaid Dues – The lawyer has sent the lien letter for the property with extended unpaid dues.
  6. New Business:
    1. Street Lights – The board has been working on notifying the city of street light outages.
  7. Miscellaneous and Lot Concerns
    1. The Fall Social is coming! It is going to be held on 11/3 at 3pm at the pool. The Board will provide Bono’s BBQ with limited sides/drinks and are asking neighbors to bring additional sides, drinks and desserts. Also, if you have a fun, group game like corn hole or giant jenga, please bring it along!
    2. The board is going to put together a “Welcome” letter for new neighbors with helpful hints on the neighborhood. If you would like to make suggestions, contact Beth at jreiney@msn.com.
