October 2011 minutes

BOARD MEMBERS PRESENT: Gary Bassett, Katherine Frazier, Rob Hagen, Mark Wnuk, David Theus, and Jamie Montgomery.
NEIGHBORS PRESENT: N/A

Meeting was called to order at 6:10pm. The minutes from the September 2011 board meeting were accepted as written. The financial statement prepared by Rob Hagen was accepted as written.

OLD BUSINESS:

POOL MAINTENANCE: The board approved the expenditure of $684 to repair and replace the various items needed to keep our pool operating properly. Ross Thompson will contact Paradise Pools to set these repairs in motion.

MAILBOX RENOVATION: Rob Thompson was unavailable for the board meeting. Discussion regarding the mailbox renovation will continue at the November meeting.

FOUNTAIN REPAIR: Board member, Jamie Montgomery, who is a licensed electrician, met with Innovative Fountain regarding our front pond pump. After much discussion and several hours of detective work, it has been determined that rising amps are causing the circuit breaker to trip. This is probably due to moisture seeping into the pipes carrying the wiring, or simply the wiring has worn out. Testing showed the area that is causing the problem is between the parapet wall and the pool. Jamie’s recommendation is to hire an electrician, one that he will oversee, to replace the underground wiring and insulator pipe. As this expenditure will be less than $300 the board approved the expense. Work should begin within the next week.

NEW BUSINESS

SOCIAL CALENDAR: Our December dates for the neighborhood activities were confirmed. Wednesday, December 14 will be the date of the Christmas decoration judging, and Saturday, December 17, will be our annual luminary evening. More details on the luminaries will be forthcoming.

MISCELLANEOUS

COVENANT VIOLATIONS: Several neighbors yards and vehicles are in violation of our restrictions. This is a request from the board to please clean up your property, cover vehicle signage, and come within the guidelines that are set forth in our covenants. The board has received several complaints regarding neighbor’s yards that do not conform to our covenants. Letters will be mailed to these residents.

With all matters discussed and no further business at hand, the meeting was adjourned at 6:40 p.m.

The next board meeting will be held Monday, November 14, 2011, 6:00 p.m. at 3153 Secret Woods Trail West.
