Board proposes ‘Day of Quiet’ on Sundays, mails out annual dues
The Secret Woods board is proposing an amendment to the neighborhood covenants that frowns on homeowners doing any outdoor work on Sundays that involves mechanical devices that emit noise. The proposed amendment would also prohibit “offensive activities” which “may become a nuisance or annoyance to the neighborhood.” (more…)

Webmaster’s note: Minutes withheld from the neighborhood webmaster have now been received and published, dating back to September 2013. According to the November 2013 board minutes, the board voted to delay publishing. The archived minutes are available here. They have been back dated, with notations.

October 2013 board minutes

Notes from Secret Woods Homeowners Association Meeting
Date: October 7, 2013
Board Members Present: David Theus, Dan Flynn, Jamie Montgomery, Sharon Snow, Rob Hagen.
Certified Quorum
Rob Hagen objected to the approval of the September meeting minutes. Issue was tabled for further discussion.
Order of Business:
Financial Reports were presented by David Theus and discussed. Dave reported Debbie’s Accounting completed the audit of our financial records for the last fiscal year and for the transition from one treasurer to another treasurer. The audit will be stored with the HOA’s records. Members discussed the various budget items. We are now current on all bills.
Old Business:
Signs update—new signs have been posted at the pool and at the tennis court.
Replace pool light—will be determined later. Contractor advised the conduit had been cut and removed and the transformer was improperly wired, so the repair estimate might rise.
Landscaping—tabled.
Luminaries—in process. Hoping to assemble packages in the same location as last year.
Complaint regarding gravel—Dave spoke to the neighbor in general terms, and he professed willingness to make modifications. Dan and Sharon will call on him to discuss informally.
New Business:
Training—two separate issues. 1) All HOAs are now required to register with the Florida Department of Business and Professional Regulation. This is a new requirement, not the annual renewal of our business name. Report is due by 11/22 via specially designed website, no penalty for non-compliance. Sharon assigned to complete registration. 2) All HOA board members are required to certify they have read the HOA’s important legal documents upon election OR to complete an education program. Sharon drafted and distributed forms, which were approved and signed by those present. Signed forms will be filed with the HOA secretary.
Luminaries—will be assembled 12/2, displayed 12/21, alternate rain date 12/22.
Neighborhood garage sale—it was moved and approved we fund up to $75 for advertising the neighborhood garage sale.
Neighborhood activities—Chili Cook-Off discussed for January, the Saturday before Super Bowl Sunday.
Miscellaneous and violations:
It was moved we post the street address number on the pool house (7431 Secret Woods Drive) for the benefit of emergency responders. Dave will handle.
Dropbox access—Rob objected to his removal from the HOA’s dropbox folders. Members discussed who should have access and what types of access. It was moved that all board members should have at least read-only access to our account, and the motion passed. The general sense was that only the president and the treasurer should have create/modify access, and any resident who requests it may have read-only access.
Next meeting will be on November 4th at Sharon’s house.
