Approval of Minutes

  • Kim approved the minutes from the last meeting.
  • David seconded the motion.
  • Minutes were approved.

Architectural Review Committee (ARC) Updates

  • Several ARC requests are awaiting responses.
  • Lot 123: Architectural shingles approved.
  • Lot 69: Architectural shingles (maintenance) approved.
  • Lot 100: Architectural shingles approved.
  • Lot 61: Request to build a grill cover — not approved at this time.

Financial Report

  • Capital Contributions received from recently sold properties (lots include 116 and 115).
  • All homeowner dues have now been paid.
  • Total intake: $5,625.

Old Business

Pond #1 Fountain & Cable

  • Cory presented amperage readings from the pond fountain.
  • Reading showed 9.1mA, which is higher than the expected 6mA — indicating possible moisture in the cable.
  • The faulty cable is likely causing the pump to draw excess current.
  • Cable replacement cost est.: $2,000.
  • The board voted yes to proceed with cable replacement only at this time. Further issues (e.g., the fountain itself) will be evaluated after that.

Other Items

  • Speed Limit Signs: Byron’s friend will handle installation. A second sign has not yet been purchased.
  • Thank you to David for assisting with payment, and Jeff Stout for laying mulch around the azaleas.
  • James will begin pond cleanup next week.
  • Damage near both entrances: No action yet; not ready to begin that work.
  • Cleaning Contract: Skip was not present, so no update was provided.
  • Board Member Course: David received an email about a required training course.

Poolhouse Light

  • Dan has the light fixtures.
  • American Electrical contacted; however, the electrician who has done this work for HOA in the past is unavailable. 
  • Dan is seeking a different electrician to install the starter kit.

Miscellaneous

  • Skip mentioned a report of a homeless individual seen living along Secret Woods Trail W.
  • Facebook post will be made advising residents to be on the lookout for unfamiliar individuals.
  • New Neighbors Welcomed:
    • Lot 103: Kayla & Ryan Lockwood
    • Lot 116: Renee & Max Garcia
  • house on Bent Creek is currently for sale — potential for another new neighbor soon.
