Welcome to Secret Woods
Secret Woods is a deed-restricted community managed by a volunteer Board of Directors since 1984. The Board is responsible for maintaining the common areas, community pool, neighborhood finances, and enforcing the governing documents to help protect property values and preserve the character of our neighborhood.
We encourage homeowners to stay involved, attend meetings, and get to know their neighbors.
HOA Fees (2026)
As of 2026:
Estoppel Fee: $150 (typically requested during the sale of a home)
Request an Estoppel
New Homeowner Initiation Fee: $800 (one-time fee due at closing)
Annual HOA Dues: $465 per year
Dues are raised annually by up to 10% to keep up with inflation
Annual dues help fund:
- Community pool operations
- Landscaping and common area maintenance
- Insurance
- Utilities
- Administrative expenses
- Reserve funding
- Neighborhood improvements

Monthly Newsletter
We encourage every homeowner to subscribe and stay informed. The HOA publishes a monthly newsletter to keep residents informed about:
- Upcoming events
- Neighborhood projects

- Community reminders
- Important announcements
Board Meetings
Board meetings are open to all homeowners, and you’re always welcome to attend. Whether you have a question, concern, or simply want to stay informed, we’d love to have you join us.
- Second Monday of each month
- Homeowner comment period is included on the agenda.
- Meeting notices and agendas are posted in advance.
Annual Membership Meeting
The Association holds its Annual Membership Meeting each May, where homeowners receive updates on the Association, hear about upcoming initiatives, and participate in the election of Board members when applicable. Your participation helps shape the future of our neighborhood.
Architectural Review (ARC)
Before making most exterior improvements, please submit an ARC application for approval.
Projects that generally require approval include:
- Exterior paint colors
- Roof replacements
- Fences
- Landscaping changes
- Pools
- Sheds
- Driveway expansions
- Solar panels
- Room additions
- Other significant exterior modifications
Obtaining approval before work begins helps avoid delays and ensures compliance with the community’s governing documents.
Keeping Secret Woods Beautiful
Every homeowner helps make our neighborhood a great place to live.
Please remember to:
- Maintain your lawn and landscaping.
- Keep your home in good repair.
- Store trash containers out of public view except on collection days.
- Clean up after pets and keep them under control.
- Help keep common areas clean and enjoyable for everyone.

Submit questions, architectural requests, maintenance concerns, or general inquiries through the website’s contact forms. Your message will be directed to the appropriate Board member for a response.

General neighborhood questions, recommendations, and community discussions are welcome in our private Facebook group. Often, your neighbors can provide helpful answers and recommendations.
