- Financials:
- Report: Linda sent the monthly financial report to the board. Savings: $48, 338; Checking: $2153; CDs: $23, 175.
Pool Certification: Motion approved to spend $325 to renew the pool certification.
HOA Annual Report: motion approved to spend $61.25 to file the annual report.
- Donation to Southpoint Baptist Church: Linda has already sent a donation to the church for the space that was used for the annual meeting.
- Website: $295 paid to the Fisher Agency. Bill Bortzfield was also paid for hosting the website for several months.
- Old Business:
- Dues: update. 3 homes outstanding. Those funds are expected this week.
- Annual Meeting: request from neighbor regarding Pottsburg Creek. The neighbor was given Kevin Carrico’s information and encouraged to contact the city.
- Landscaping: Discussion about mulching the azaleas and landscaping by the pond. The typical cost from Look at That Lawncare is $10/bag which includes installation. Discussion about cleaning out and mulching the pool area. Motion approved to spend up to $300 to clean-up and mulch the pool area, and to mulch around pond #1.
7. New Business:
- Webmaster Neighbor Requests: Skip. Many requests. Lot 85: painting, estoppel request completed, OB Pools, website password, invoice from High Tech.
- Board of Directors and Bylaws: Article IV, Section 6. Discussion about having 8 board members. It is prohibited by the Covenants and Restrictions. Sandy volunteered to step down, and Linda will remain as treasurer for 1-year and train a replacement. Motion approved for Sandy to step down and Linda to step in.
*David H has to take the HOA certification course and the rest of the board has to take a 4-hour refresher course by December.
- Pond 1 Fountain: Needs either a new underwater cable or total replacement (cable est. $1,195; fountain est. $8,084 w/o light kit, $9,524 with lights).
Pond 1 fountain is broken. Quotes for cable replacement and for fountain replacement. Repairman said there was water in the cable.
* New fountain: with lights?
* New cable? Skip & Laurie feel the cable is the better option due to budget and inflated price of fountain replacement
Skip made a motion (seconded) to replace the cable; motion carries.
- Fence Damage at rear entrance: Pushed to July meeting as there’s also a post damage at the front entrance (righthand side behind shrubs; leaning)
- Missing Speed Limit Sign at rear entrance: Wood framing around it was damaged, but now it’s gone. Looking into Byron’s contact to possibly get a new wood frame for a replacement sign.
- Cleaning Contract: Tabled until July.
- Miscellaneous Contracts: Skip reviewing maintenance contracts.
8. Miscellaneous and Lot Concerns
- Concerns from neighbors: Mr. George Johnson wished to discuss waterways and water buildup near his property.
- Items from Board Members & Guests:
Lot 61: Discussion of adding an awning or some type of umbrella cover to the home because they need to use the grill in the rain. Cover cannot be over 6 ft. to comply with HB 1203. It was stated that an ARC form was submitted to have the extension to the exterior of the house. The ARC form has not been seen by the committee or by the Board. Skip asked why is there a need to cook in bad weather? The reply was cooking for “catering.” Skip asked if the Health Dept. knew of this business? Guest replied it was catering for other family members only. Skip stated no structure can be added if it can be seen from the road or adjacent sides of the home. Fence height is limited to 6 feet . Existing structures that can be seen must be removed.
Expenses: – JEA says property at the pool needs a backflow preventer; $45 via Bob’s *Backflow to recertify. Motion by Laurie, seconded, motion carried.
*After cleaning up goose scat, we need to look in to something to discourage them.
* One of the inside pool house lights is out. Will need a new mercury vapor light and
ballast kit.
