- Certify Quorum: Linda, Rebecca, Skip, Kim Carty, Laurie, and Sandy
- Call to Order: 6: 31 p.m.
- Approval of Previous Minutes: approved
- ARC Report: NA
- Financials
- Report: Linda sent the monthly financial report to the board. Checking: $1379; Savings: $22, 840; CDs: $33, 773. The bill from Alpha Foundations for the work completed at the pool was $7705. The insurance bill for the board members came to $1536 this year. This is a 9% increase. The monthly bills have all been paid. The liability insurance bill will arrive soon and will be around $7000.
- Old Business:
- Pond(s) Update: Fountain maintenance-First inspection on 2/18-no issues.
- Transitioning Website: Laurie to get back in touch with Network Solutions and set up a meeting with Erin G.
- Dues Letter/Annual Meeting: letter will go out in March. Dan has written the letters and explained the $25 increase in dues. Motion approved to spend up to $450 in mailing supplies for the dues/annual meeting letters. Thanks, Dan! Discussion about including a card stock directory in the mailing or handing one out at the annual meeting. Discussion about how to update contact information in the directory. Maybe having changes in by a certain date?
- Drainage along SWT: Tabled until April meeting.
- Drainage along SWTW: Tabled until April meeting
- Foundation Stabilization: Project is complete. The stabilization comes with a 5-year warranty.
- Next Project: Pool deck. Alpha Foundations will meet with the deck contractor and discuss the stabilization work they completed. Board voted and motion approved to use Residential Concrete to redo the pool deck. Cost not to exceed $25, 000. The concrete furniture will need to be removed before the project begins. Kim to follow up and schedule.
- New Business:
- Webmaster Neighbor Requests: Lot 61. Shed building continued despite letters from the HOA. The city issued a stop work order because of code issues. Next step is a letter from the attorney. Lot 109 is continuing to leave trash out. Next step is a letter from the attorney. Lot 79. Cars are still parked in the yard. Letters from the HOA will be sent and then one from the attorney. Discussion about sending violation letters certified mail.
- Annual Meeting Date: Monday, May 12, 2025 at Southpoint Baptist Church. Two more board members are needed as Laurie and Linda’s time on the board is up.
- Pressure Washing: Pool furniture, tennis court, parking lot, pool house.
- Miscellaneous and Lot Concerns
- Concerns from neighbors: none
- Items from Board Members & Guests: Linda asked about Sunbiz.org. The neighborhood will renew after the annual meeting when new officers/directors are selected.
Pool Social: Don’t forget the social at the pool on March 22 at 6:00. Motion approved to spend $100 on pizza for the event. Please join your friends and neighbors for a fun event! Thanks for organizing Kim!!
