The Secret
Woods July 14 board meeting was called to order at 6:34 p.m. by
Board President Joe Miller in the conference room of the YMCA on
Belfort Road.
The following board members attended: Bill
Bortzfield, Joe Miller, Tom Bozak, Jim Cowling,
Byron DeLong, Horst Pophal and
Sallie Wnuk. Residents George & Chris Johnson, Harold
and Gerda Humphries, John and Mary Loving. Humphries and Christian
Bassett also attended.
The meeting was opened with the reading of the June minutes. The
minutes were approved as read. Joe said he would get an electronic copy of the
June minutes to Bill so they could be posted on the Website.
No accounting report was available.
Attention then
turned to the pool. Sallie Wnuk reported pool repairs have
been completed at a cost of $3,500. Joe reports deadbolts
on the bathroom doors have also been switched out.
These deadbolts actually need a different key than the one used
for the pool entrance and the main bathroom locks. They will not be used,
except by the board if there is ever a need to lock the
bathrooms. Joe noted
there has been algae spotted in the pool. Sallie will point this
out to Portofino Pools.
Joe then updated the board on the pool entranceway and
bathrooms. He said concrete trim has been
installed. The workman also installed a countertop in the
pool supply room.
Sallie stated there are several families that still owe
homeowner dues from 2002-2003. Pool keys have been held
back from these residents. She reported there a total
of 14 outstanding bills. Joe will be personally contacting these
families.
Joe announced the annual meeting had been delayed again. Joe is planning a date in August.
Harold pointed out the dues still haven't been
collected for 2003. He also said that this pushes back the
annual dues time to at least late August. Joe disagreed
with this interpretation of the covenants, saying the dues run by calendar year
and that a late collection date one year doesn't mean the collection date in
future years also has to be slid back. There was a lot
of debate over why dues collection letters had not been sent out
yet.
Attention then turned to a yard trailer being moved.
A family, which has been violating the covenants by keeping the
trailer, has agreed in writing to move it. The family also
received a written warning that the neighborhood will have the
trailer towed if the family goes not comply.
Gerda reported that the block captains have been appointed
and they have been visiting folks and updating the new resident directories.
The new directories are now being handed out by the block
captains. Any family that hasn't received a directory
should contact his or her block captain.
Jim Cowling noted his home had been burglarized. It appears
the burglars have made another attempt. Jim noticed his back screen had
been cut. Some other neighbors believe they have seen the
suspects. Jim believes two people may be working together.
Jim
also brought up that the fences around the neighborhood are beginning to
rot. Horst suggested the board hold one of its meetings in the neighborhood, so
all the board members could walk around and see first hand the fencing that
needs replacing.
The
next board meeting was scheduled for Monday, August , 11. The meeting was adjourned at
7:24 p.m.
