The Secret Woods
December 8 board meeting was called to order by Board
President Sallie Wnuk at 6:32 pm in the conference room of the
YMCA on Belfort Road.
The
following board members attended: Bill Bortzfield, Horst Pophal,
Harold Humphries and Sallie Wnuk.
Sallie opened the
meeting by asking Bill to read the minutes from the November 3
meeting. The minutes were approved as corrected (one
figure was wrong and will be updated in the archived copy of the
minutes on the Website).
Sallie then gave
the treasurer's report, which she obtained from the Bozaks.
Tom and Carol were unable to attend the meeting. The
neighborhood had an estimated balance of about $30,000. The
old account was closed on 11/12 and a report hasn't been generated
by the new account yet, which is why the amount is estimated.
Two registered letters were sent to
homeowners who still haven't paid their annual dues.
The board did hear back from one
family. But has not received a response from the other family.
The board agreed
that two members will attempt to personally speak with the homeowner
that has not responded before taking the next step, which would be
placing a lien against the home. If the board members do not
receive a suitable response the board planned on taking a vote on
whether to place a lien against the home at the January meeting.
Other old business
centered on the question of whether board members are bonded, which
was a question raised at a previous meeting. Carol Bozak
researched the question and passed on the information to Sallie to
disseminate at the meeting.
Board members are
not bonded against liability but the neighborhood does have $25,000
coverage for employee dishonesty and one million dollar coverage for
Directors and Officers who display negligence while acting in their
capacities. Allstate said board members cannot be sued
individually.
An update was then
given on the pool keys. Two extra keys for the service entrance to
the pool have been made. One was given to Bug Out. Carol
has the other key.
Harold updated the
group on the audit that the neighborhood voted to have done at the
annual homeowners meeting. There are still several checks the
auditor needs in order to complete the audit. Harold made a
motion that provided we can find the documentation needed we give
the auditor a payment of $600 for work already underway.
Sallie seconded the motion.
Sallie has
purchased three no-fishing pond signs and the two neighborhood
entrance signs. $189.71 was the total cost for all the signs.
Sallie and Harold have also been getting prices on the mounting
hardware that will be needed.
There was a leak at
the pool last Thursday. The board does not know who
triggered the leak. JEA denied doing any work. But
someone placed a cone and caution tape where the leak was
discovered. Fenwick Plumbing was called and fixed the leak.
The bill was $153. One resident saw a Honeywell truck in the
neighborhood. But its unclear whether Honeywell had any
connection to the leak. The board is pursuing the matter with
Honeywell in an attempt to track down the culprit and get reimbursed
for the $153 spent on repairing the damage.
Sallie noted that
Nancy Whooten, Pam Fulton and Susie Walker serve on the yard of the
month committee and have completed judging on the Christmas
displays. The winners of the displays have been posted at the
mailboxes.
Sallie also
requested the minutes be posted at the mailboxes. Bill agreed
to do so, but pointed out that the minutes are already available on
the Website.
The next meeting
was scheduled for January 12, 2004. The meeting was adjourned at
7:43 p.m.
