The Secret Woods March 8, 2004 board meeting was called to order by Board President Sallie Wnuk at 6:35 pm in the conference room of the YMCA on Belfort Road.
The following board members attended: Bill Bortzfield, Tom Bozak, Carol Bozak, Byron DeLong, Harold Humphries, and Sallie Wnuk. Residents Mary and John Loving, Joe Miller and Gerda Humphries also attended.
Sallie opened the meeting by asking Bill to read the minutes from the February 16 meeting. The minutes were approved as corrected (a reference to
Mrs. Choi's front yard was changed to back yard and a windscreen reference was removed from a
bid discussion).
Sallie then asked Tom for the treasurer's report. As of March 8, 2004 the neighborhood had a balance of $24,167.07.
The treasurer's report was accepted as delivered.
Tom reported that State Farm has sent its annual bill for the neighborhood's
liability coverage. The bill totaled $3,343.43. Carol Bozak got
some quotes from other carriers to see how State Farm stacked up. She
reported the other carrier (Allstate) that agreed to cover the neighborhood
had similar rates. Sallie suggested getting quotes for a $5,000 deductible
to see if that would significantly lower our rates.
Sallie then turned to old business. The new stationary
that was ordered has arrived. She also updated the board on talks with Premier
Tennis Courts about renovating the neighborhood tennis court. Sallie
found that tree root removal was included in the original bid of $5,800. It would be an additional $250 to line
the area by the fence for basketball. Another company would then have to mount the basketball hoop. Sallie suggested skipping the
idea of turning the court into a multipurpose area, which was discussed at the
last board meeting. The board agreed.
Bill made a motion to approve bid from Premier Tennis Courts. Byron seconded
the motion. Colors for the court renovation were then selected. Florida green
will be the primary color with white striping. If there is no additional
charge for a two-tone then California red will also be added.
The Lovings reported that Mary checked whether Tiger Hole Road is scheduled
for sidewalk improvements. Right now the city has no plans to extend the
sidewalks to Tiger Hole Road.
Next on the agenda was an update on a request by
resident Mrs. Choi to have the neighborhood pay for some yard renovations that
she felt were needed because of runoff from the neighborhood's front pond and
pool. Sallie reported she checked the bylaws concerning Mrs. Choi's request.
The bylaws in article two, section three state "Owners of Lots abutting any lake or pond shall maintain the Lot to the water’s edge. Owner shall maintain such Lot so as to prevent any erosion of embankments, and in the event Owner fails to maintain said Lot as aforesaid and as more specifically recited in Article VII herein, the Association shall have the right, but not the duty, to enter onto said Lot and perform the necessary maintenance at Owner’s expense."
Based on the covenants the request for payment was
denied.
Attention then turned to new business. John reported the city told Mary that the new sidewalk area
surrounding the neighborhood will be sodded. Sallie suggested once the work is completed
that the board look into getting new landscaping for the neighborhood's entrance areas.
Sallie also noted that it is time to send out the annual dues letters. Sallie
Tom, and Carol agreed to
work on that project. Byron said he would proofread the letter.
The next meeting was scheduled for Monday, April 12, 2004. The meeting was adjourned at 7:43 p.m.
