The Secret Woods Homeowner’s Association Board Meeting
was called to order by President Sally Wnuk at
6:30
at the conference room of the Skinner Branch YMCA.
The following members attended:
Horst Paphal, Sally Wnuk, Jim Thompson, and Wayne Williams.
Resident Byron DeLong also attended.
Sally opened the meeting and read the minutes.
The minutes were approved as read.
In the absence of the Treasurer, Sally Wnuk gave a brief
treasurer’s report indicating that 15 Homeowners have not paid their
annual dues as of this meeting. Valerie will have all of the report updated by
the annual meeting next week.
Under Old business, information was received regarding the
use of a management company to handle collection of
dues and enforcement of
covenants and restrictions. Very
few companies handle Homeowner associations but one estimate was received which
would cost the association $8,800 per year.
The board would still meet and oversee the management plus handle
repairs, contractors for pool, landscaping and other projects.
The mayor’s matching grant project for perimeter fence
restoration has been turned in by Bonnie Cowling and appears to be in a
favorable position for approval.
The pool is in need of repairing and or patching.
Estimates of costs are pending. The
future need for complete Marsite or other finishes also was discussed.
The annual meeting plans were finalized as it will be held
at
Southpoint
Baptist
Church
on
June 20, 2005
at
6:30 PM
.
The Board is still in need of a new member due to the
former Treasurer Tom Bozak moving.
Under new business,
the pond at the
Tiger Hole Rd.
frontage is in need of repair. The
pump is not operating and the estimated cost of replacement is $1500.
The weed control will require some extra effort by a sub-contractor.
