The Secret Woods September 12, 2005 Board Meeting was called to order by Board President Sallie Wnuk at 6:35 p.m. at the YMCA on Belfort Road.
The following members attended: Bill Bortzfield, Wayne Williams, Mary Loving and Sallie Wnuk. Residents Byron Delong, and John
Loving also attended.
Sallie opened the meeting by asking Bill to read the August minutes. The minutes were approved as read.
Sallie then gave the treasurer's report in Valerie's absence. As of September 12, 2005 the neighborhood had a balance of $36,168.89 before deposits.
Sallie reported that 100% of Secret Woods homeowners have now paid their 2005
homeowners dues.
Under old business Sallie reported that North Florida irrigation checked the fountain, which is out
again and repaired it. As of the meeting there was no word on the cause or
cost.
Attention then turned to proposed changes to the covenants and by-laws.
90 ballots have been returned so far. The vote totals to date are as follows:
Proposal to waive annual dues for board president, secretary and treasurer:
77 yes, 14 no.
Proposal to increase the new homeowners initiation fee to $500: 79 yes,
11 no.
Mary relayed a message from block captain leader Bonnie Cowling. The new
block captains are holding their meeting tonight.
Bonnie also relayed to Mary that there was no news yet on the neighborhood's
application for a city grant (see April
minutes for grant details).
Mary then discussed a welcome package for new residents and suggested a letter about the
neighborhood's covenants
and bylaws be included with the welcome package.
Mary and Bonnie suggested that same letter be personally delivered to everyone
in the neighborhood by the block captains.
The Lovings have purchased a new concrete bench for the pool at the request of
the board. The cost came to $57.78. Ken Peterson and John Loving
are taking care of setting the new bench up. Sallie noted one of the new umbrellas at the pool has already gone bad. Ken also pointed out the ladies' room fan is out. Also, the men's room door frame needs work. John
noted someone has apparently been hoping the fence to get into the pool without
a key.
The homeowner of lot 78 brought a proposed fence drawing to the architectural review committee. However, he didn't wait
for the committee's approval, putting the fence up before the committee had a
chance to meet. As it turns
out the fence would have been approved anyway. But the committee and board
noted that because the property backed up to the creek the property owner would
be responsible for any fence repair costs should the city or another
organization need to remove the fence get to the creek.
The board will also serve notice that it could have required the fence come down
for not getting final approval as required by article
V of the covenants.
The meeting was adjourned at 7:40pm. The next meeting will be October 10 at 6:30pm
