SECRET WOODS HOMEOWNERS ASSOCIATION

Call To Order: 6:31 p.m.
Minutes from August 14, 2006: Read and approved with minor
changes.
TREASURER‘S REPORT: Beginning Balance: July 31,
2006: $330317.92
Ending Balance: August 31, 2006 : 30697.87
Treasurer’s Report will be posted at Bulletin Board
UNFINISHED BUSINESS:
1. Initial Capital Contribution Amendment: This amendment
passed. The effective date is 8/21/06. It has been recorded at the courthouse
and is being placed in Daily Record for two weeks. It will also be posted at the
mailbox bulletin board. A letter was prepared for mailing to realtors to inform
them of this amendment. A copy will be provided to each member, which may be
picked up at the mailbox bulletin board.
2. Legal Action by Attorney: The attorney has completed
the work requested by the board.
3. Sprinkler System: The sprinkler system repair has now
been completed. The old system had deteriorated. The are now five sprinkler
zones with five hand-operated valves.
4. Lights at the pool: It was reported that people, when
using the pool in the evening, are continuing to place towels over the lights.
The issue of the brightness of the lights is being addressed and all are urged
not to place towels over the lights, as this is a safety hazard. The motion
sensor lights are up. However, there has been damage to one of the lights at the
tennis court due to someone repositioning it. If you have a concern about the
way the lights are positioned, bring it to the attention of a board member.
Sallie Wnuk is contacting All-Service to work on the bright light issue and to
repair the damage light. Also, repair of the bathroom lights and fans was
approved and Sallie Wnuk will also coordinate this with All-Service.
5. Shed Discussion continued: This discussion will
continue in October. Handouts from other associations were provided in order to
see what their policies are about sheds. At this time, however, the covenant
prohibits any sheds.
6. Pool: Katherine Frazier reported. Crown Pool’s
estimate was $8346.00. This estimate is good for 30 days. The guarantee is for
20 years. The owner said the black algae problem, once resolved, could be
prevented from recurring if proper pool maintenance procedures are used. The
owner contacted the state and reported that the slope/marcite is not an issue.
Crown Pool also provides pool maintenance.
Renaissance provided a bid of $13,600.00 There would be a
20 year guarantee. A rebid was asked for, but the company declined because they
said they would have to reconsider due to slope/marcite state regulations. Their
current bid proposal is good for 60 days.
Ms. Frazier will contact Crown Pool for an estimate for
pool maintenance. An answer will also be obtained for the time frame for the
work can begin and how long the pool will be shut down. She will also contact
the Better Business Bureau and call references.
NEW BUSINESS:
Lawns: Nine letters went sent to homeowners about
the condition of their yards.
Vehicle Signage: Mr. and Ms. Zerincue addressed the
board concerning signage on his work van, stating he could not guarantee that he
would be able to comply with the October 1, 2006 agreement. After much
discussion, Mr. Zerincue said he would cover up the signage “as neatly as
possible” until he received a new van. The board took this under advisement.
Swing Sets: There was a question raised as to
whether or not swing sets are allowed. This was tabled until the October 2006
meeting.
Newsletter: Ms. Frazier reported on the development
of an association newsletter. Included in it would be such topics as birthdays,
special events, special occasions, neighborhood news, recipes, gardening tips,
etc. This was unanimously approved. We hope to have the first issue as a
Christmas issue. If you would like to be on the newsletter committee, please
contact a board member.
A motion was made to give Mr. Wayne Williams a special
thanks for all of his hard work. This motion was seconded and unanimously
approved.
The next meeting will be Monday, October 9, 2006 at 6:30
pm.
