SECRET WOODS HOMEOWNERS ASSOCIATION
MEETING OF FEBRUARY 12, 2007
Board Members Attending: Mary Loving, Katherine Frazier, Pat Parrish, Sally
Wnuk, Wayne Williams, Dale Elzie
Homeowners Attending: John Loving, Jim Huttle, Byron DeLong
Call To Order: 6:30 p.m.
Minutes: Minutes were read, approved, seconded and accepted.
Treasurer’s Report: Balance as of January 1, 2007: $17,812.76
Expenses: 7,730.48
Balance as of January 31, 2007: $10,082.28
Discussion ensued as to whether or not there would sufficient funds until the annual dues began to be received May 1, 2007. Those present stated they
would pay their annual dues of $300.00 early, if need be, to keep from cashing in the D.C. early and losing the interest.
There is one homeowner who has not paid the $100.00 initiation fee. A letter will be going out to that homeowner. That homeowner purchased the home prior to the new initiation fee of $800.00
Unfinished Business:
Pool: 1. The problem with the middle storm drainage retention pond has been resolved and the water in that pond is now stabilized.
2. There is no permit needed for the marcite repair.
3. The pool pump could no longer be repaired and a new pump was installed.
4. Crown Pool will provide the pool maintenance for the next six months. This will allow accountability for pool maintenance, repair, or any problems. The cost will be $485.00 during the winter months and
$600.00 during the other months. This cost does not include chemicals. However, Crown Pool purchases their chemicals in bulk and will store the chemicals
for Secret Woods pool in the locked pool storage room. New bids will be requested during the fourth or fifth months of this contract.
5. The pool lock was broken and Wayne Williams was able to work with the locksmith to have it repaired.
6. A special thanks to all who worked so hard on the pool. It looks wonderful.
Insurance: Universal Insurance Agency has received the application form and
will submit an estimate. Other agencies have been contacted and the board is
waiting to hear from them. Additional agencies will be contacted as well.
The present coverage ends April 19, 2007. If by that date, only one bid has
been received, that bid will be accepted and the board will continue to seek
other bids.
Covenant’s Review:
1. One letter was sent to a homeowner concerning the need for lawn care.
2. Two letters were sent to homeowners about the signage on their vehicles
3. All homeowners are reminded that no political signs are allowed to be
posted.
4. The board approved photos of various houses in surrounding neighborhoods
to be posted on the bulletin board. The photos reflect what happens when
neighborhoods have no covenants, have poorly constructed covenants, or
have covenants which are not upheld or ignored. These photos will also be
posted on the Secret Woods website.
5. A letter listing all infractions will be mailed to those homeowners in
violation of the covenant. This letter will also be posted on the bulletin
board and the website.
6. Should these letters prove to be ineffective, the Secret Woods attorney
will be contacted and legal action will follow.
7. A homeowner’s association covenant represents minimum standards and has
four purposes: safety promotion, property value enhancement, neighborhood
beautification and aesthetics, and cooperation and civility.
8. All homeowners are encouraged not to park on the street. We have a
number of young children, a number of older residents, and disabled
residents. It is dangerous for these people when vehicles park on the
street and oncoming cars cannot see around them, have to swerve into the
other lane, or would not be able to see a child at play who suddenly darts
out into the street chasing a ball, etc.
9. It has come to the attention of the board that a number of homeowners
and their visitors are speeding in our neighborhood. The posted speed
limit is 20 miles per hour. For all of the reasons listed in # 8, we
request that people obey the speed limit.
New Business:
Block Captains: The block captains meet on February 7, 2007. They organized
an updated telephone directory and this will be distributed at the Chili
Cook-Off.
Chili Cook-Off: The block captains have planned a chili cook off for
Saturday, March 3. Set Up begins at 2:30 and Break Down will be at 7:00. The
flyers and sign-up sheets will be posted at the community bulletin board.
Newsletter: Deadline for material for our next newsletter is February 19,
2007. Please get it to Wayne Williams by this deadline.
Tennis Court: It was decided to have the screens on both ends of the court
and to remove the screening from the lengthwise side of the court.
Pressure Washing/cleaning around the pool: The board approved payment of
$100.00 to the yard man to pressure clean the pool area the week prior to
the Chili Cook-Off.
Annual Homeowners’ Association Meeting: This meeting will be held May 14,
2007.
Annual Dues: The annual dues of $300.00 are due between May 1, 2007 and June
1, 2007.
A special covenant planning meeting will be held Wednesday, February 28,
2007 at Sally Wnuk’s home at 7:00.
The next homeowners’ monthly meeting is scheduled for March 12, 2007.
