SECRET WOODS HOMEOWNERS ASSOCIATION MONTHLY MEETING
April 9, 2007
Call To Order: 6:33 p.m.
Minutes: The minutes were approved and accepted as read.
Treasurer’s Report: The treasurer was unable to attend. However, a number of
homeowners have paid their 2007 dues early.
Architectural Committee: No new items were presented.
Unfinished Business:
Homeowners Association Insurance: Three bids were received. The bid
submitted by the Bushon Agency, of Ponte Vedra, was the low bid and was
accepted. The cost will be $4230.00, with 25% down. A $500.00 pool house
appraisal is also required and this is being arranged. Universal Insurance
Agency submitted a bid of $6,600. J. C. Perry submitted a bid of $5454.00.
Covenants/review/recommendations: A survey of four areas of concern is being
developed and will be presented at the Annual Homeowners Association
meeting. Please bring a pen or pencil so that you may complete the survey.
Annual Meeting: The annual meeting will be May 14th, 2007 at Southpoint
Church, from 7:00 until 8:30 p.m. Board members will be elected.
Refreshments will be served.
Yard of the Month: It was approved by the board that the homeowner receiving
the Yard of the Month award will select the next Yard of the Month and
present it to that homeowner.
Maintenance: The women’s bathroom at the pool area needs minor repair. This
is being taken care of . The basketball net is being replaced.
Next Meeting: May 14th, 2007 at Southpoint Church, from 7:00 until 8:30 p.m.

MINUTES OF MARCH 12, 2007
Board Members Attending: Pat Parrish, Wayne Williams, Katherine Frazier,

Homeowners Present: Byron DeLong; Kristin Bassett
Call To Order: 6:45 p.m.
Minutes: Minutes were read, approved and accepted
Treasurer’s Report: Balance as of January 31, 2007: $10,082.80 Expenses: 1,439.00 Balance as of February 28, 2007: $ 8,642.58
Board approved a $3.00 monthly expense for copies of checks.
Unfinished Business:
Architectural Committee Report: The next covenant review meeting will be
April 2, 2007 at 7:00 p.m. The goal is to update the language and prioritize the top three issues as identified by the homeowners. Several issues will
be presented at the annual homeowners’ meeting and will be prioritized from the surveys completed at that meeting.
Homeowners’ Association Insurance: One bid of $5000.00 has been received and
two bids are pending. Flood insurance is not needed.
Covenants/Review/Recommendations: See Architectural committee.
Chili Cookoff: A special appreciation to those who organized the Chili
Cookoff. There were about 50 people present. The board is accepting ideas
for the next association social.
New Business:
Annual Meeting/Dues Letter: The annual homeowners’ association meeting will
be held at Southpoint Church on May 14, 2007 at 7:00 p.m. The annual dues will be mailed April 2, 2007 and are due between May 1, 2007 and June 1,
2007. One homeowner owes $100.00 initiation fee and this amount will be added to that annual dues bill.
Operating Budget/Funds/Reserves: The board approved use of the C.D. to pay
any bills should it become necessary, although at this time it is not
necessary.
