SECRET WOODS HOMEOWNERS ASSOCIATION
ANNUAL MEETING MAY 14, 2007
The Secret Woods 2007 Annual Homeowners’ Association meeting was called to order by Board President Wayne Williams. The meeting was held at Southpoint Baptist Church. Board members present were Wayne Williams, Mary Loving, Pat Parrish, Katherine Frazier, Sally Wnuk, Dale Elzie.
CALL TO ORDER: 7:00 P.M.
MINUTES FROM MAY 8, 2007: READ, APPROVED, AND ACCEPTED
TREASURER’S REPORT: The Summary Report was presented and accepted without correction. Checking Account Balance as of 4/30/07:
$19,185.61. CD balance as of 4/20/07: $15,000.00
COMPLETED BUSINESS/LAST YEAR’S ACTIVITIES:
Pool furniture, life ring, umbrellas, concrete tables and benches, pressure washing, water cooler repairs - Then we had a pool party - 70 attended. Replaced sprinkler system with a manual valve system isolating key areas Passed the Initial Capitalization Fee with 75% approval to change covenants Pool
re-marciting was bid out and completed Liability insurance was not renewed. Bids were taken and new insurance secured
Newsletter restarted; neighborhood luminaries resumed
Chili Cook Off resumed - 50 attended
Yard of the Month procedure changed
NEW BUSINESS/NEXT YEAR’S PLANS/YOUR IDEAS:
Continue with pool area repairs and improvement: rotten wood, pool equipment cover, landscaping and lawn, replace pool furniture and awnings; add new basketball goal, replace the tennis court screen, monitor lake health, improve mailbox shelter and grounds, develop long range plans for new
landscaping around perimeter of property, begin a Secret Woods Garden Club. The pool is 22 year’s old and was resurfaced over ten year’s ago.
The board will be working on clarifying the language of the covenant. The original covenant had barred homeowners from having sheds and a later vote
upheld this. Therefore, existing sheds are grandfathered in. No new sheds will be permitted. Any existing sheds must be removed when the house is sold or when that shed is no longer usable and may not be replaced or remodeled.
ASSOCIATION NEEDS YOUR HELP:
Pool committee to monitor conditions, recommend action, contact and meet contractors, keep key inventory
Pond committee to monitor lake health, recommend action, contact and meet contractors
Grounds committee to monitor fencing, landscaping, sprinkler system, mailbox
area, recommend action, contact and meet contractors
Block captains are needed, a new captain of the captains is needed It has been noted that people are speeding through the neighborhood. The speed limit is 20 mph. One of our residents was almost hit by a car driven by another resident a couple of months ago. This occurred on the property near the back entrance. There are a number of children, elderly, disabled, and pets in our neighborhood. Please drive safely and thoughtfully. Be reminded that several years ago, a homeowner who was speeding through the neighborhood, lost control of his motorcycle, hit a tree, and was killed.
Remind your guests who come to visit and those who work on homes and yards
of the speed limit.
ELECTION OF BOARD MEMBERS:
The following homeowners were elected by the homeowners present at the
meeting: Jim Huttle, Gary Bassett, John Sittig
The new board held a brief meeting and will elect new officers as needed at
the June Board meeting.
Wayne Williams officially adjourned the annual meetings at 8:11 p.m.
